There are lovely homes, and then there are lovely homes that quietly change the way you imagine living. 1756 Micheltorena unfolds at the pace of a perfect Silver Lake day, coffee in hand as the hills catch the first light, a morning swim before the neighborhood comes alive, afternoons that drift between sun and shade, and evenings that somehow begin with "just one drink" and end with everyone still gathered around the pool hours later. At its center is something rarely found in the neighborhood: a true swimmer's pool and spa, creating the feeling of a private boutique hotel hidden above the city. The property includes a 3-bedroom, 3-bath main residence along with a detached poolside studio suite with its own bathroom, offering remarkable flexibility for guests, creative work, wellness, or a private escape of its own. And then there's the neighborhood. This is the version of Silver Lake people imagine when they decide to move here. Morning coffee at Intelligentsia or Cafe Tropical. Lunch at Pine & Crane. A spontaneous dinner at Pijja Palace, Night + Market or Bacari. Walks around the Silver Lake Reservoir. Yoga at Modo or Love Yoga. An evening that starts with one destination and effortlessly becomes three because everything worth doing is just around the corner. The best homes don't simply occupy a neighborhood, they become part of the rhythm of it. 1756 Micheltorena offers the privacy of a hillside retreat without sacrificing the energy that makes Silver Lake one of Los Angeles' most enduring destinations. Elevated, yet warm. Relaxed, yet refined. A home equally suited for quiet mornings, impromptu celebrations, and the kind of everyday moments that become the reason you never want to leave. Come check it out!

John Lautner, FAIA, Architect | Jules Salkin Residence, 1948 | Los Angeles Historic-Cultural Monument No. 1111 | Renovation by Barbara Bestor, FAIA, Architect. Here on more than a third of an acre in the hills of Echo Park, with panoramic views down the canyon all the way to the ocean in Santa Monica, this early mid-century modern work by the architect incorporates elements learned during his six-year apprenticeship with Frank Lloyd Wright, in addition to the bold experimentation that would come to define his personal oeuvre. On one hand, Wright's principles of the low-cost Usonian house are clearly visible: a small footprint, an emphasis on horizontality, a restricted palette of materials, the principles of compression and release, and the use of board-and-batten redwood siding. On the other hand, Lautner was playful in his expression of the overall form: seven pairs of triangular Douglas Fir timbers create a spine for the house, supporting an upside-down triangular truss roof with little need for structure at the perimeter, lifting the ceiling plane up toward the sky, and allowing glass walls and sliding doors to connect directly to the landscape. Commissioned speculatively by polymath (concert violist, contractor, developer, architect, and attorney) Jules Salkin, one of the four studio musicians that founded the Crestwood Hills architectural community in Brentwood, the home was lost to history through decades of ownership by the original family, including additions and remodels that made the home almost unidentifiable. Fortunately, in 2014 the home was rediscovered by the current owner, who painstakingly researched the property's pedigree, removing additions and reducing square footage, to restore the property to its original condition, in collaboration with architect Barbara Bestor. The result is a successful marriage of old and new, where original details have been preserved, alongside new finishes that have been introduced compatibly. Butt-glazed clerestory window conditions have been recreated, woodwork has been stripped, the fireplace and chimney details have been corrected, and the Cherokee red concrete floor retains its patina. Simultaneously, contemporary kitchen and bathroom finishes give the home new life, with black phenolic resin countertops, hand-made ceramic tile, new built-in appliances, and attention to detail throughout. Historic landmark status may allow for Mills Act application in the future, with the possibility of substantial property tax savings.

1014 & 1012 Manzanita Street. Two completely separate Craftsman homes, one lot. This is a rare find in the heart of Silver Lake: two fully detached, fully renovated 3 bedroom, 2 bathroom Craftsmans, each with its own private yard and private entrance, set on a single 7,500 square foot lot just half a block from Sunset Junction and Erewhon. These aren't duplex units sharing a wall. Each home is roughly 1,350 square feet (2,700 square feet combined) and lives like a true standalone residence, fully renovated and ready for immediate move in, with its own outdoor space and its own front door. 1014 is delivered fully vacant. 1012 is currently tenant-occupied through the end of January at $6,600 a month, which means immediate rental income from day one, no waiting on a turnover to start offsetting your mortgage. Live in one and rent the other. House hack your way into one of the Eastside's most coveted pockets. Or add a turnkey income property with cash flow already in place. Set on one APN, subject to LA rent control. Views toward the Hollywood Sign and Griffith Observatory. Moments to Sunset Junction's coffee, dinner, and shopping.
